Key Responsibilities
Strategic Planning & Estate Transition
- Provide initial operational inputs for new projects: maintenance estimates, deposits, and service requirements.
- Plan property handover to Resident Welfare Associations (RWAs) including final accounts and maintenance charges.
- Shape housing society formation, conveyance processes, and post-handover support policies.
- Coordinate with Legal on agreements, handover kits, and pending litigation or property issues.
Operational Oversight & Facilities Management
- Supervise unit takeovers, inspections, snag resolutions, and possession handovers.
- Manage vendor performance across services like security, cleaning, waste management, landscaping, and catering.
- Ensure customer satisfaction, address complaints, and implement feedback mechanisms.
- Liaise with municipal authorities on property tax, land revenue, and statutory compliances.
- Monitor insurance, AMC, warranties, and ensure ISO compliance and MIS reporting.
Process Development & Estate Delivery
- Lead ISO recertification initiatives and continuous improvement of estate management processes.
- Facilitate smooth transition from company-managed sites to RWAs.
- Drive operational readiness and compliance in new and handed-over properties.
Skills & Competencies
- Extensive experience in facility management, real estate operations, or estate transition leadership.
- Strong capabilities in vendor management, legal coordination, and post-construction handover.
- Strategic thinker with hands-on experience in society formation, property conveyance, and handover protocols.
- Excellent stakeholder management and communication skills, especially with legal, finance, and municipal authorities.
- Proficiency in MIS systems and operational reporting.
- Leadership presence with the ability to manage large-scale estate operations across multiple sites.
Qualifications
- Post Graduate Diploma in Management (PGDM) or equivalent.
